In this business you can sometime be a slave to the numbers. You can get tied up in percentages, conversion rates and averages. What I’ve discovered of late is that the best lessons come in the losses.
Recently we appraised this beautiful property in Ulverstone. It’s one-of-a-kind spectacular. Truly magical. I spent hours going through the best strategies to get them a result and then when I sat with the owners, I had a plan. It was a good one. Felt like I had it locked down. But…
My approach didn’t suit. It wasn’t what they were after and they were completely upfront about it. We debriefed and they were super appreciative of the work I’d put in. Even with not getting the business, I felt really good about it.
Sometimes we don’t fit for everyone. Our approach can be different and it’s not always the cup of tea that owners want. And that’s completely ok. I hope this place sells and I’m grateful to have been part of the process. I learned a heap and if you can’t do that in your losses then you’re missing an opportunity.
Contact Sam @ Knight Frank if you want to buy this place. It’s stupidly cool.
